The Realistic Lifespan Numbers

A properly installed 100% solids epoxy system over a diamond-ground, moisture-tested slab: 12–20 years in South Florida conditions before you'd consider a re-coat. A properly installed polyaspartic system with the same preparation: 18–25 years.

A water-based epoxy kit from the hardware store applied over an acid-etched or unprepared slab: 12–36 months before peeling starts. We've seen them fail in as little as one Florida year-round.

What Makes Florida Floors Fail Early

  • Freeze-thaw cycling: Every time water gets under a poorly bonded coating and freezes, it expands by 9%. Do that 50 times a season and you understand why delamination happens in sheets.
  • Road salt and calcium chloride: These are chemically aggressive to coatings not formulated for them. Our polyurea topcoat is specifically rated for chemical resistance including chloride salts.
  • Moisture vapor transmission: Florida's moisture conditions push moisture up through concrete slabs year-round. Without a moisture-blocking primer, that vapor pressure lifts coatings from below.
