Why Commercial Floor Coatings Peel or Bubble (and How to Prevent It)

It's Almost Never the Product

When a commercial coating peels or bubbles within a year or two of install, the instinct is to blame the epoxy itself. In our experience, it's almost always one of three preventable causes: unaddressed moisture, inadequate surface preparation, or a system mismatched to actual conditions — not a defective product.

Cause 1: Moisture Vapor Transmission

Concrete slabs, especially on-grade slabs common in Florida commercial construction, continuously transmit moisture vapor from the soil below. Without proper moisture testing (calcium chloride or relative humidity probe testing) and a vapor-blocking primer when levels warrant it, that vapor pressure builds beneath the coating and eventually lifts it — this is the single most common cause of early commercial coating failure we diagnose.

Cause 2: Inadequate Mechanical Preparation

Coating needs a mechanically profiled surface — typically diamond grinding or shot blasting — to bond properly. An acid etch, still used by lower-cost installers, opens the surface chemically but doesn't create the mechanical profile a coating needs for a genuinely durable bond. It's faster and cheaper upfront, and it's directly responsible for a large share of the early-delamination failures we get called to fix.

Cause 3: Wrong System for the Conditions

Installing a standard commercial epoxy in a facility with heavy chemical exposure, direct sunlight, or extreme thermal cycling sets the coating up to fail regardless of how well it was installed — no amount of correct prep compensates for a system that wasn't chemically or physically rated for its actual environment.

What Correct Installation Actually Looks Like

Moisture testing before any coating work begins. Mechanical surface profiling to open the concrete's pore structure. A primer selected based on the moisture test results, not applied by default. A system — epoxy, polyaspartic, polyurea, or a combination — selected for the facility's actual traffic and chemical exposure, not a one-size default. This is more upfront work than a fast, cheap install, and it's the entire difference between a floor that lasts 15 years and one that fails in 18 months.
